letting can be a complicated business, so it’s important
to know that your property is in safe, experienced hands.
We offer a comprehensive advisory service to landlords at
every step, from your legal obligations to helpful tips on
successful letting.
We offer three different levels of service, each tailored
to suit different types of landlords, from those with large
portfolios to those letting their home for the first time.
An initial discussion will identify which of the three options
suits you, from the Tenant Introductory Service, the Rent
Collection Service, and the Fully Managed Service.

Step
1 - Accurate Valuation
Our expert valuers carry out hundreds of valuations each month
giving us unparalleled knowledge of property values in your
area. This is why we consistently achieve the asking price
across all our clients' properties.

2- Choosing an Agent
When choosing an agent consider their opening hours, when
they will be available to conduct viewings and what kind of
marketing your property will receive. These are critical to
obtaining the maximum price for your property.

3 - Maximum exposure
When you instruct Warren Hamilton to let your property you
will benefit from our comprehensive marketing package. Our
property consultant will collect all marketing elements for
your property including: interactive floorplans, 360°
tours, colour photographs and have them live on our website
within days, alongside local information, location maps, aerial
views and a printable colour brochure.
Step 4 - Safety regulations
As a landlord, you have an obligation to ensure that your
property complies with all the necessary regulations covering
the safety of gas appliances, electrical installations and
any furnishings supplied for the tenancy. We can advise you
on this and arrange the necessary inspections.
Step 5 - Viewings
To maximise viewing opportunities, ensure your agent is open
during evenings and weekends. At Warren Hamilton More than
40% of our viewings are carried out during evenings and weekends.
Our phone lines are open 24 hours a day, 7 days a week. Our
property consultants also chauffer tenants to properties.
Step 6 - A suitable
tenant
Once a suitable tenant has been found, we will apply for references
on your behalf. If the tenant proves to be acceptable, we
then proceed to the next stage. We have hundreds of high calibre
private and corporate tenants.
Step 7 - Property Management
Many tenants prefer to rent managed properties. Instructing
Warren Hamilton to manage your property guarantees round-the-clock
care for both your property and your tenant. After finding
you a tenant, we take care of both them and you throughout
the tenancy, including everything from check-in, setting up
utility accounts, collecting rent and handling all administration
to assistance with more complex issues and the provision of
a 24-hour emergency helpline.
Step 8 - Tenancy Agreement
& Inventory Report
To achieve a smooth running tenancy it is essential to have
a professional agreement in place. We will draw up the relevant
paperwork, ensuring all the necessary documents are signed
by both parties. An inventory of the contents and condition
of the property is usually produced prior to commencement
of the tenancy and signed on check-in. This report will include
a photographic record of the property and a record the meter
readings.
Step 9 - Rent and deposit
Warren Hamilton will collect the rent on your behalf and a
deposit from the tenant will be held and registered with the
deposit protection service, in line with recent legislation.
Step 10 - Completion
On completion letters are sent out transferring the utilities
into the name of your tenant and keys are handed over. Congratulations,
your property is now let!
